I put my apartment on AirBnB … what happened next?

In a recent video that I posted on YouTube, I took a tour of Ana Oliveira’s rent to serviced accommodation (R2SA) apartment. Ana Oliveira is a very active property entrepreneur and deal sourcer along with her partner Renato Pereira. You can check out their website here. R2SA is a great way to get started in property with a minimal upfront investment.

Rent to serviced accommodation (R2SA) is where you take on a property without needing to own it and rent the home out on short term lets. You simply pay the normal monthly rent to the landlord and get their agreement that you can host your guests at the property. If this is done correctly, and with the correct agreements, this is perfectly legal. In this article, I will give you 3 reasons why 2022 will be a great year for R2SA.

1. Lockdowns Slowing

While it is too early to tell where the government will go in terms of future restrictions, at the moment we are mostly back to normal. There seems to be a general move towards freedom and much of the public is done with the idea of staying home. 2022 therefore seems like it will be a good year for those renting out homes via AirBnB and Booking.com.

Those that are willing to act, while things are still not entirely certain, will be able to do good deals with landlords. This is a perfect opportunity for new property entrepreneurs to get into the rent to serviced accommodation business. If you are willing to take action now, I believe you are set to do well with R2SA this year.

2. Location Independent Work

Because many people have had to work from home during the pandemic, employers have realised it is not always necessary for their staff to come into the office. More and more people are travelling rather than staying in one place. People want to stay in different places at different times and long term lets are not always what they are looking for. People want to be able to book 1 or 2 months on AirBnB rather than taking on a 6 to 12 months AST contract.

There are also people that are looking for long term accommodation, but in a different area. They need to book short term accommodation in the area they are looking in, however, while they conduct their search. Those people are happy to book a whole apartment on AirBnB or Booking.com rather than book a hotel room.

3. Return To Travel

The world is slowly but surely opening up again. Vaccinated travellers to England no longer need to take a PCR test and the number of tests required for unvaccinated travellers has also been reduced. Quarantining for both has been removed. Mexico, El Salvador and Norway now have no testing requirements for anyone.

As the world opens up, more people will travel for leisure. This means more tourists from outside of the UK coming here. In addition, those that are concerned about the pandemic will want to stay in accommodation that they don’t have to share with others. That means, for them, hotels are out and serviced accommodation is in!
