Serviced Accommodation (SA) is an incredible property strategy that can generate MASSIVE returns on investment if done correctly.
Samuel recently documented a trip he had when he visited one of the properties he rents out as serviced accommodation.
The beautiful cottage based in Woodstock in Oxfordshire is in a lovely street a stone throw away from Blenheim Palace and only 20 minutes away from Bicester Village Shopping Outlet and Oxford centre.
Upon his arrival, the property was in the process of being furnished and dressed as the final touches after a light refurbishment. In true Samuel style, he had not seen the property before and this visit was his first time. All he knew was that the numbers stacked up and there would be big returns!
There was a bit of a concern as the cottage is not that close to Oxford centre. However after speaking with Avivo (the management company) and doing some market research of the area, Samuel found that the area would work well.
What are the figures?
Initial investment – £3,800 set up fees
Rent for 3-bedroom cottage – £1,300 per month direct to vendor
Income – £200 per night (as serviced accommodation for the whole house)
After expenses such as cleaners, booking fees, voids there will be around a £2,000 per month cashflow from the property.
Usually Samuel likes to invest closer to the city centre, for properties like this so it will be interesting to see how well this cottage does.
The property is available to book on Booking.com and has had guests staying, including Samuel who managed to stay there for the weekend with his wife.
